LEED – GREEN BUILDING

The LEED Green Building Rating System evaluates environmental performance from a whole building perspective over a building’s life cycle, providing a definitive standard for what constitutes a “green building.” Initiated by the U. S. Green Building Council (USGBC) is a voluntary, consensus-based, market driven building rating system based on existing proven technology. Stockton Architects, Inc. is LEED certified and we welcome the opportunity to create an environmentally friendly design for you. SITE & DENSITY STUDIES

We will conduct a site study to determine the best orientation of the structure(s) and use of the overall site. Based on the results of these studies we will prepare a schematic site plan indicating the recommended location, type, and size of all structures.

SITE PLAN REVIEW

In coordination with the Land Survey Engineer, we will work together to create the best and most creative use for the site plan. If needed, Stockton Architects, Inc. can provide assistance in processing through the applicable agencies to obtain final approval.

MAP PROCESSING

Our years of processing Parcel and Tract Maps has provided us a keen perspective of what is required in maintaining open dialogues with various city departments and achieving maximum success.

VARIANCES AND ZONE CHANGES

While variance and zone changes can be a lengthy and grueling practice, we can take some of the painstaking process out of it for you. We will work closely with all involved agencies to achieve the best results possible.

CONCEPTUAL / SCHEMATIC / PRELIMINARY DESIGNS

We prepare floor plans, exterior elevations of front, sides and rear of structure; roof plans; and building cross sections.

PLANNING REVIEWS AND PRESENTATIONS

We will handle all necessary architectural reviews, including Planning Department, Homeowner’s Associations, Public Agencies, and required presentations of both preliminary and final design packages.

EXTERIOR COLOR & MATERIALS RECOMMENDATIONS

Our Preliminary Design package includes exterior color, building finishes and materials recommendations for each building type and/or elevation. We will present a preliminary colored concept for each scheme we recommend.

CONSTRUCTION DOCUMENTS

Also called working or construction drawings. Upon approval of Conceptual Designs the following items will be completed.
 

• Floor Plans

• Exterior/Interior Elevations

• Detail Sheets – Architectural details for the interior and exterior areas of the building.

• Dimensions – Fully dimensioned building plans

• Door, Window & Finish Schedules

• Electrical Floor Plans

• Roof Plans

• Wall and Building Sections

• Material Specifications

• Title 24, Energy Calculations

Coordination with our client and their consultants is of the utmost importance to insure consistency and completeness of the architectural plans. Coordination of consultants may include Structural Engineer, Civil Engineer or Surveyor (for grading and drainage plans), Soils/Geology Engineer, Tree Arborist, Landscape Architect, and Interior Designer. We will also work closely with necessary disciplines to ensure compliance of all Environmental Impact Reports, and Title 24 Energy Calculations.

IMPROVEMENT PLANS

Tenant Improvement plans provide client with complete architectural interior design package, including construction drawings and details, for commercial and retail interior space planning and improvements.

SITE INSPECTIONS & STRUCTURAL OBSERVATIONS

During construction we can provide on-site inspections of construction progress to assure architectural designs are interpreted correctly.

Structural observations on the site must be performed by an architect or structural engineer, before a building department inspection can be completed. The purpose of this process is to insure that all structural observations noted on the structural engineering plans have been met. There are various points of construction in which this is required. At each observation, a form must be completed and signed by the observer.

PLAN CHECK REVIEW AND PERMIT PROCESSING

Once we submit your plans to the Department of Building and Safety for plan check review, we will prepare all architectural changes and/or corrections as required and coordinate changes with consultant engineers. Our building permit processors are experts at obtaining all clearances for building permits and processing applications for variances, zoning changes, and tract maps. In the City of Los Angeles, we frequently exceed all other firms in the actual number of building permits we successfully process.

AGENCY CLEARANCES

Our team of permit processors are proficient in obtaining necessary clearances from Fire Departments, Grading, Bureau of Engineering, Public Works, Environmental Health Services, etc. in order to comply with Building Permit Approval.

EXTERIOR COLOR BOARDS AND SCHEDULES

These may be a requirement of an agency or Homeowner’s Association approval process or may be helpful to you or your company. We can also provide exterior color schedules for each elevation depicting exactly where every stucco, siding, trim, or paint color, and masonry item is located.

Whether for yourself, your company, government agency submission, or other approval process, we will coordinate exterior rendering artwork on your behalf.
